St John’s Gardens in Hackney, London, is a new build redevelopment consisting of 58 mixed-tenure dwellings and community facilities across 4 storeys plus a basement level, including a nursery, semi-public urban square and communal garden.
JLM provided a range of engineering services in support of the construction and development project, including electrical, mechanical, renewable energy, telephony/data and safety/security systems.
Internally, JLM’s mechanical engineering team set up a plant room, installed and connected the mains water supply, laid and insulated interconnecting pipework, installed a calorifier and provided hot and cold water services as well as installation and connection of sanitary ware.
We also implemented a full heating, ventilation and air conditioning system. Externally, we designed and installed above-ground drainage systems including rainwater harvesting.
JLM configured and connected the mains electrical supply, installed power generation for essential services at 135 kVA, and installed photovoltaic solar panels to provide renewable energy to the property.
We supplied and installed electrical infrastructure including section boards, distribution boards, and consumer units as well as providing metering, earthing and bonding, sub-mains distribution and main containment systems. We installed small power to individual units, as well as communal and unit lighting and emergency lighting throughout the property.
We managed infrastructure supply and installation of internal TV distribution systems and telephone systems and implemented a centralised Business Management System for building managers to monitor and control building systems.
We implemented an access control system using electronic identification to manage access for residents, business users and visitors, incorporating a CCTV system covering the external and internal communal and public areas, as well as installing disabled alarms and lift alarms.
We designed, configured and tested a standards-compliant fire safety system including alarms, sprinkler system, dry riser inlets and smoke ventilation.
